But in the past few years, ASHRAE has been paying more attention to what goes on in buildings after they are designed. Another example of ASHRAE's broader outlook is on the way. It's called Guideline 1.4P, The Systems Manual for Facilities, and it will establish a uniform procedure for creating a systems manual to transmit design, construction, testing and operational information to building owners and operators. The proposed guideline is available for public review until June 2, 2013. Click here to read about ASHRAE Guideline 1.4P for systems manuals to get design and related information of facility staff.

Forum Post: Re: Roof replacement

Many property owners find they are in need of a combination waterproof roofing system and rugged decking membrane. For example, on apartment building balconies. Or sometimes over a homeowner’s garage a rooftop deck is desired for lounging. Rooftek staff specializes in a system of PVC membrane that is used both as a roof and as a deck membrane which is very tough and capable of handling patio furniture, chairs and human and pet traffic. It is even excellent for those “bare-foot” applications such as tops of docks, pontoon boats, swim rafts, etc. where one wants a slip-resistant, clean surface that is cool to the touch even in the sun, but splinter free and maintenance free, while protecting the wood substrate and structure underneath. Imagine being able to sunbath or dive off your slip-resistant PVC coated dock or swim raft, not fearing splinters. PVC decking membrane, a very under-used product, is one of the best products to save homeowners and cottage owners time and money on wood deck replacements, staining, scraping, sanding, etc. We offer the only 20-year warranty PVC decking membrane that is washable, and gives years of peace of mind to property owners.

http://www.roofmaster.net/deck-dock-balcony-boat-membranes/

Forum Post: Re: Roofing Materials

Typically the warranties on PVC roofs and EPDM roofs are in the range of 10 years. As NICE as it sounds, it is a PC attitude and simplistic VIEW of reality. To say that "If people cared, they would FIND or MAKE the time to "DO IT RIGHT" is obtuse, and simplistically "LOOKING at the problem through Rose Colored Glasses". The fact that we are ALL being made to DO MORE WITH LESS, meaning less money as well as "PERSONNEL" means that MANY things DO go unmaintained, and uncared for. THIS is the REAL truth and fact. In an IDEAL world, one would have all the Engineers one needs. In the REAL world, "I" had to operate an 850,000 sq ft. bldg. with 3 Engineers. And Management MANDATED "FURRLOW DAYS"!!!!! Not to mention required use of Vacation time to remain within Management mandated limits.

Chillers, Pumps, Domestic and Heating HW Systems, Cooling Towers, well in excess of 1000 VAV’s, E. Gen’s, Fire Suppression System, Mandated Regulatory Weekly and Monthly tests, Varied Emergencies, and Day to Day Operational Building Calls, ….. Not a complete list by any means. And this does NOT account for changing ANY Filters What-so-ever!!!!!!

Verbiage is NICE, but Facts are Facts. Until or Unless Management and Ownership realizes the VALUE of maintaining equipment and infrastructure, and is WILLING to spend the money to provide proper staffing and man-hours needed TOO maintain a facility properly, it just WILL NOT HAPPEN! No matter HOW MANY PROSE you proliferate, or what Rose Colored Glasses you wear!
