I am managing approximately 1 million square feet of commercial office space with 10 locations.
I'm looking for a low cost CMMS system that can initiate and track work orders and PM's. We get about 5 - 7 trouble calls per day. We do not need inventory management, or bar coding (our techs do not have palm pilots or equivilent) or any other bell's and whistles. Our tenants call our help desk and they would not be required to access the web to initiate their work request.

I remember in a programming class (a long time ago) we had teams to recommend management software to a company as a project. Of course all teams selected different platforms. Really what this means is the customer has large responsibility first to understand what they are considering rather than get a bunch of software on a platter put in front of them.

If you have not already selected some software, look at Upturn Solutions and their Sprocket CMMS system. It is reasonably priced and full featured, but allows you to use only what you want and need. If the lowest price is what you want, there are plenty of other systems, even free ones, that might suit your needs.

The problem with most (not all) vendor's presence on forums is that they are only there to promote their own products.
I agree, and the product is only a part of the solution. The people issue, systems, discipline etc make any tool succeed or fail. Price is related to historical success in project and culture of systems implementation in the organization. If the vendor offes training and on-going support, there is a higher chance of success than taking a package and not choosing assistance.
We've been using Landport for almost 4 years and have been very satisfied. When we call customer support if they don't pickup immediately they'll almost always get back to us the same day and it's included in the monthly subscription. They also haven't raised our monthly since we got it. It's PM module isn't as advanced as some of the other systems we had looked at, but it's enough for us to do basic PM on our mechanicals. Also, they don't charge us everytime we needed to add another tenant or maintenance vendor. Overall, the monthly subscription cost was almost less than half as much as the next closest system we had looked at for basically the same set of features. We have 8 locations, and outsource a good portion of our work to vendors. I used Coherent (www.synergyinfosys.com) at another company for our dekstop system. We use the Coherent web work order & equipment maintenance system. Very easy to use, excellent calendars. They have a flat fee for our users to submit & track work order request. Our vendors also login to see work assigned to them.
A very good balance of features relative to price.
We use FacilityDude! Go check them out, I just love the company, i can't remember the cost but it wasn't a lot. The support after you get started is what makes me love them so much. Very down to earth and very helpful.
