I am managing approximately 1 million square feet of commercial office space with 10 locations.
I'm looking for a low cost CMMS system that can initiate and track work orders and PM's. We get about 5 - 7 trouble calls per day. We do not need inventory management, or bar coding (our techs do not have palm pilots or equivilent) or any other bell's and whistles. Our tenants call our help desk and they would not be required to access the web to initiate their work request.

Hi Casavant, I note you have not been back to comment on any of the above but it would help if you let us know what budget you are looking at. Some of the systems described above are not low cost.
(I run an independent CMMS/FM consultancy (Perspective CMMS) and we are in the fortunate position of being able to offer low cost solutions from different software companies. If you let me know how much you are willing to spend I may be able to assist.
Meanwhile you may want to have a look at one of our lowest cost applications at the CMMS Software website.
I am using Micro Main and it is a pretty good tool at a low cost compared to many. You should also look into FacilityOne. It is low cost but time intensive for populating. Good luck
We have found for competative smaller programs Maintimizer has good value.
I suggest using windows calendar for very basic CMMS-using windows mail and the calendar function you can create a series of inspections, testing, including belt changes etc... Set it up at the "file", "new" event and then use the recurrence feature under the actions tab. You can also use the notes section for filters, belts and other information. Have your techs write down the serial # and model # info after the task is complete and you can have data entry items to track your life expectency issues.
Very basic, included in microsoft mail, you can also forward the event to other users (mail recipients) as invites.
I would suggest a seperate account for each facility to keep things clear. But it is capable of creating one system for multiple sites.

We have found the Big Foot software to be user friendly in both data management and reporting. Secondly, Big Foot does has not required a full-time data input person.

As a facilities director for a public school system, I have reviewed and sampled many CMMS programs. For our application, I choose SchoolDude Maintenance Direct. It is a web based system that your users can log in and generate work orders directly into the system for review and / or approval. Or, they can call it in to your help desk, and you or one of your staff can enter the information into the system. While it is capable of all the "whistles and bells" it is VERY FLEXIBLE and modular in design so that you can customize it to fit your needs. I use it for exactly the same thing you are looking for. I simply initiate and track work orders and then generate reports for the "upper management". I have found it to be the easiest to use and their technical support is outstanding. Also, by today's standards it is very "inexpensive". I think it would be well worth your while to give them a call. They can do an online, conference call demo for you before you buy, and walk you through what they can do for you. There is no expensive software to purchase.
