INSTRUCTIONS are developed for specific activities and linked together 
as TASKS. The INSTRUCTIONS are the necessary steps to safely, 
effectively, and efficiently accomplish the activity, while the TASK 
controls the frequency at which the INSTRUCTIONS are performed.&lt;/p&gt;
&lt;p&gt;Consider the activities that would/could be established for a 
conveyor and its defined components. There are INSTRUCTIONS developed 
the conveyor itself, and then the gearbox, and then the motor attached 
to the conveyor. INSTRUCTIONS are developed for each specific activity 
(one for the conveyor, one for the gearbox, and then one for the motor).
 Each INSTRUCTION is unique and should be established for each equipment
 type (for example, an INSTRUCTION written that could cover all roller 
type conveyors, gearboxes, etc.) This becomes your library of 
INSTRUCTIONS for utilization for all inspections.&lt;/p&gt;
&lt;p&gt;Once INSTRUCTIONS are established they must be assigned to a TASK. 
The TASK controls the frequency at which it is performed (weekly, 
monthly, etc.) the craft which will perform it (mechanical, electrical, 
etc.), and the duration of the activity. The INSTRUCTIONS are linked 
together in the TASK, so the above example would include an INSTRUCTION 
for the conveyor, one for the gearbox, and one for the motor. The 
sequence they are listed on the Work Order is controlled by assigning a 
PRIORITY to each INSTRUCTION. For example if you wanted the conveyor 
inspection first it would be assigned a PRIORITY of 1, if the motor was 
next a PRIORITY of 2, and the gearbox would be assigned a PRIORITY of 3.&lt;/p&gt;
&lt;p&gt;Typically most users develop INSTRUCTIONS and TASKS for each piece of
 equipment and have hundreds established within MP-2, if utilized 
properly the total number of INSTRUCTIONS developed is a fraction of 
that.&lt;/p&gt;

Maintenance Management Systems (CMMS) is MP-2. This system is relatively
 easy to use provided there is a fundamental understanding of how the 
system is designed to function. All users must be able to locate the 
proper equipment where activities are performed. Location of this 
equipment and the utilization of Work Orders are critical to ensure 
accurate costing information is collected.&lt;br /&gt; &lt;br /&gt;One of the simplest 
methods to ensure the users at the site understand how to locate 
equipment is to train them on the utilization of the COMPONENTS function
 within MP-2. If all equipment has been properly established in the 
equipment hierarchy and you have linked the components together, this 
becomes an easy way to navigate through the site equipment and quickly 
identify the proper equipment where activities will be performed. &lt;br /&gt; &lt;br /&gt;Once
 this training has been completed print out a COMPONENTS report for each
 specific area or line and post the report in numerous areas to assist 
in locating the proper equipment. This visual aid helps ensure accurate 
information is collected to the proper asset. To ensure maximum success 
the COMPONENTS report can be exported into Excel and utilized to develop
 equipment tags for each asset. What better way to ensure accurate 
costing is captured to the correct equipment than tagging them with the

We do not need inventory management, or bar coding (our techs do not have palm pilots or equivilent) or any other bell&amp;#39;s and whistles. Our tenants call our help desk and they would not be required to access the web to initiate their work request.&lt;/p&gt;

&lt;p&gt;&amp;nbsp; I am starting to work on a project where I want to get a CMMS/ CAFM program in place at the company I work with.&amp;nbsp; Since I am mainly from the retail/ industrial sectors, I am familiar with what I wanted to have included in their program.&amp;nbsp; While there are many similarities between that and the residential sectors, there are some differences that need to be addressed in any program that we go with.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; I have included some of the basic information on our situation and what I am looking for.&amp;nbsp; What I am hoping is that someone that is using this website that has background in residential/ apartment might have some recommendations on what they have used or seen used elsewhere.&lt;/p&gt;
&lt;p&gt;Currently responsible for 2 properties&amp;nbsp; 1 has 158 apartments, the other 90.&lt;/p&gt;
&lt;p&gt;Both properties have similar equipment - boilers, etc.&amp;nbsp; The smaller one has individual AC condenser and air handler units while the larger location has a central boiler/ chiller/ cooling tower.&lt;/p&gt;
&lt;p&gt;Based on previous research on CMMS software, I am looking for a program that allows for tablet input.&amp;nbsp; We are going to a wireless internet throughout both buildings, so the techs can scan the equipment and make repair notes as they work rather than input it at the end of the day.&amp;nbsp; I would like to have the capability to scan barcodes to ease the data entry process.&lt;/p&gt;
&lt;p&gt;The modules I have been mostly interested in is :&amp;nbsp; Inventory management, preventative maintenance (looking for a program that would have the PM library already in place and that we can modify to our schedule) as well as a maintenance/ request system.&amp;nbsp; Ideally, the maintenance request system should be a web based system that the tenants can go online and fill out the information that would then be sent to the tech on duty.&amp;nbsp; If there was something that would help with the energy management, that would be nice - however, we use the Energy star system - so I am not concerned about it.&amp;nbsp; &lt;/p&gt;
&lt;p&gt;I have seen some programs that include a lease manager - but that is not a required as we have a really good system in place.&amp;nbsp; If it could pull information from that program, that would be even better.&lt;/p&gt;

&lt;p&gt;I am currently part of a team to help select a new CMMS for a large community college District.&amp;nbsp; The District currently uses SAP for asset management and would like to use SAP as the &amp;#39;backbone&amp;#39; for storing an accessing data for the CMMS. &lt;/p&gt;
&lt;p&gt;Any comments about your likes/dislikes/experiences using SAP&amp;#39;s Enterprise Asset Managment Module would be greatly appreciated.&lt;/p&gt;
