Retrocommissioning Projects

I'm interested in hearing about any successful (or unsuccessful, for that matter) retrocommissioning projects you have undertaken. What sparked the retrocommissioning process? What were the results of the retrocommissioning in terms of energy or cost savings? What were the key lessons learned?

  • Retro commissioning is basically checking to see if you got what you paid for and testing to see if it works the way it was designed.  It usually comes about because the cost of running the building does not meet expectations. It could also come about do to legal actions toward the GC on a new or not so old building.

    It is a very costly process and very time consuming. The results usually are that some items are missing some are damaged others have been neglected and I think you get the idea. If you are talking about old space then it’s about trying to bring the place back to the future and in the end you will benefit.

    The thing is, are you doing it to bring up the value of the property or are you doing it to keep a long term investment. Usually it’s not done because the cost is so high so you need to weigh the long term results.

    The difference between managing the property and retro commissioning is that you mange the most important or desired aspects while retro is doing everything all at once all over again so it’s like new.Geeked

  • Most buiulding systems are neglected:

     1. Original specs and instructions are missing.  "What was the last guy thinking."

      2. Most just fiqure the customer complaint overules everything.  So turn it up.

       3.  The avergae educatio of the supervisor is less than need, in the trade and in the minds eye.
