Bottom line... operational costs represent 90% of total building costs and facility costs are typically second only to personnel costs.

Lastly, linking the build environment to the organizations mission is critical ... and don't get me started on how many firms don't do this!

There are controls that can balance the system at the boiler level and at the zone level.

Most folks are not knowledgable in this area.

Folks also redisgn workspace without adjusting BTU distribution and control to that space. This can be suttle and very uncomfortable.

In the one school you used as an example you found $28,000 in savings over two years, with most of the savings in the first year. How much did it cost to get those savings? Including the cost of consultants, equipment, ongoing evaluation, etc.

It has been somewhat challenging to get hard cost/benefit comparisons for many of the LEED credits, particularly the EQ items. With that said I haven't done a lot of research on the subject, and would hope to get some real life feedback.

Thanks,

Mike

There seems to be a LOT of pushback in the industry against that NAIOP study and this post is clear summary of the industry's opinion in general. Nicely done!
