Yes, folks. . . its a Water Heater! If it were a Hot Water Heater, think of the energy savings anually. Water Heater maintenance should include periodic tank flushing; cleaning, and removal of lime-scale. The power burner assembly should be inspected and adjusted to maintain proper combustion of a gas fired heater or boiler. (The boiler qualification in Texas begins beyond a 199,999 BTU Rating- this may vary from state to state.) A periodic inspection of the venting system and barometric damper should be made. Where applicable, the waterheating system circulating pump should be oiled. Tank flushing (monthly). Sediment removal; relief valve test/ inspection (NEVER cap; plug or,reduce the T&P Valve or its drain piping, as the results COULD be devastating = potentially resulting in an EXPLOSION!) power-burner and ignition device, main burner and barometric damper (semi-annual inspections). Circulating pump & power burner motor (quarterly service). Annode(s) (annual inspection). Lime-Scale removal (as needed). Allthough there are several steps to insuring your waterheaters longevity, there are inherant code issues that may need to be addressed to insure the safety of the occupants of any dwelling: Is the heater equipped with an expansion tank? (this will protect the vessel from potential thermal expansion possibly resulting in an explosion or failed tank with the potential of property damage, or even loss of life.) Is the heater functioning properly? (if gas fired, improper cumbustion air could result in elevated levels of carbon monoxide eminating from the unit- excessive sooting is a tell-tale sign.) Is the installation safe? (waterheaters require minimal clearances from combustible/ flammable materials) Additionally, a properly maintained waterheater system can lower gas and electric usage making the unit more energy efficient.
